If you live in Jay or anywhere else in Santa Rosa County, FL, and you have started pricing manufactured homes, you have probably noticed that most dealer websites make you call before they will tell you a number. Taber's Place in Brewton, AL, a short drive north across the state line, lists two of its homes with public prices right on the site. This post puts those two prices next to the most recent government figures for the South so you can judge for yourself where they land: just the numbers and where they came from.
The U.S. Census Bureau runs the Manufactured Housing Survey, which tracks the average sales price of new manufactured homes placed each month. The figures below are the Census Bureau's numbers for May 2026, the latest month published, as republished by the Federal Reserve Bank of St. Louis:
A couple of things are worth knowing about these figures. The Census Bureau says dealers reporting prices are instructed to include dealer set-up costs, but it also notes there may be additional costs to prepare a home for occupancy that are not in the reported price. The survey only counts homes sold on or before placement. And these are averages: a 480-square-foot one-bedroom and a 2,280-square-foot four-bedroom both go into the same pool. So treat them as a yardstick, not a price tag.
Taber's Place currently shows two Special Offer homes on its site with both the original and the reduced price. Both are three-bedroom, two-bath homes built by Cavco Palm Harbor in Plant City.
The Quinn was listed at $196,000 and is now $184,000. It is 1,560 square feet on a 30' x 52' footprint, and the site marks it as an inventory model, meaning it is already on the lot in Brewton. You can see the floor plan and photos at tabersplace.com/homes/wwgozj.
The Craft Select was listed at $164,000 and is now $152,000. It is actually the larger of the two at 1,680 square feet, built on a narrower, longer 26'8" x 60' footprint. Details are at tabersplace.com/homes/pvtncb.
Judging by their widths (30' and 26'8"), both are multi-section homes, so the fair comparison is the South's double-section average of $167,300.
The Craft Select at $152,000 comes in about $15,000 under that regional average while giving you 1,680 square feet. On a per-square-foot basis that works out to roughly $90 per square foot at the listed price.
The Quinn at $184,000 sits about $17,000 above the regional average; the $12,000 reduction brings it closer to the middle of the pack than it was. At 1,560 square feet, the listed price works out to roughly $118 per square foot.
Where does the difference come from? We can only tell you what the listings show: the Quinn is the inventory model on display, and the two have different layouts and dimensions. Finishes, options and what is bundled into each price are questions for the office, and worth asking before you compare either number to a quote from anywhere else.
This is the part that matters most for Santa Rosa County buyers. A regional average and a dealer's listed price are both about the home itself. Neither tells you the full cost of living in it. Depending on your situation, you may also be looking at land, a well and septic system, electrical service, site clearing, a foundation or pad, permits from Santa Rosa County, skirting, steps, porches and air conditioning.
Taber's Place says on its site that it offers land/home packages, works with local realtors and property owners to find land, and can handle water wells, septic, electrical, land clearing, concrete, fencing, covered porches, outbuildings and carports. Whether any of that is included in the $184,000 or $152,000 figures is not stated on the listing pages, so ask directly and get the answer in writing. That is the best way to make an apples-to-apples comparison between any two dealers.
If neither Special Offer home is the right fit, Taber's Place also has models on display in Brewton that are not priced on the site: The Summit 3248 by Cavco Douglas (3 bed, 2 bath, 1,440 sq. ft.), The Reece by Cavco Moultrie (3 bed, 2 bath, 1,958 sq. ft.), The Riverview by Franklin Homes (4 bed, 2 bath, 2,160 sq. ft.) and The Patch by Cavco Moultrie (4 bed, 4 bath, 2,254 sq. ft.), plus two inventory homes, the Iron Ranch 28684A (1,904 sq. ft.) and The Reece 32764E (2,280 sq. ft.). The full catalog is at tabersplace.com/homes.
Write down the regional double-section average ($167,300) and single-section average ($81,400) from the Census Bureau's survey. Then, for every home you are seriously considering, from any dealer, ask for the price of the home, what set-up work that price includes, and a separate list of everything it does not. Compare the all-in figures, not the sticker. The home that looks cheapest on a website is not always the cheapest once it is sitting on your land in Jay.
The Quinn and the Craft Select are both in Brewton, and the easiest way to judge a price is to walk through the home behind it. Taber's Place is at 2496 South Blvd, Brewton, AL 36426. Call (251) 207-7099, send a note through the contact page, or browse everything on the lot at tabersplace.com/homes before you make the drive up from Santa Rosa County.
