If you're shopping for a manufactured home around Bay Minette or anywhere in Baldwin County, you've probably noticed that two homes with similar price tags can end up costing very different amounts by move-in day. The difference is usually in what the price includes. This guide from Taber's Place in Brewton explains what's built into the price on our current special offer homes, which site work is usually a separate project, and the questions to ask any dealer so you're comparing the same thing.
A home's sticker price can mean just the home sitting on a lot, or it can mean the home delivered, set up and ready for finishing touches on your land. Delivery, setup, skirting, steps and heating and cooling all cost real money. If one dealer includes them and another doesn't, the lower price may not be the better deal.
So before you compare numbers, compare lists.
Right now, two homes on our site carry a Special Offer, and both pages spell out what the price covers. On each, the listing states: "Price includes delivery, setup, trim out, skirting, stairs, and HVAC."
Here's what those homes look like:
Both listings also show Energy Star insulation (R-38 roof, R-13 wall and R-22 floor) as a special promotion included with the home. The Craft Select's page lists features like a kitchen island with pendant lights, a dishwasher, a free-standing soaker tub and 200-amp electrical service, plus a 1-year coverage plan.
Some homes on our site, like the 4-bedroom Riverview by Franklin Homes, don't show a price online. Ask us what's included on any home before you compare it with another dealer's quote.
Every piece of land is different, so some work depends on your property, not the home. Taber's Place can help with land/home packages, and we offer solutions for water wells, septic systems, electrical installations and land clearing, as well as concrete work, fencing, covered porches, outbuildings and carports. We also offer ADA ramps and decks, carports and storage buildings.
Those are services we can provide, not items built into a home's price. If your Bay Minette property needs a well, septic or clearing, we'll talk through it with you so you can see the full picture before you buy. We also work with local realtors and property owners if you still need to find land.
In Alabama, the Alabama Manufactured Housing Commission regulates the manufactured housing industry and licenses manufacturers, retailers and installers. When a dealer says setup is included, it's fair to ask who does the installation and whether they're licensed. You can check with the Commission directly if you have questions.
Use the same questions everywhere you shop, and get the answers in writing:
Does the price include delivery, and is there a distance limit? Does it include setup and trim out? Are skirting and steps included? Is heating and air included, or is it extra? Is there a coverage plan or warranty, and how long does it last? What site work will my land need, and who handles it? Is this price a special offer, and does it apply to the home I'm looking at?
Lining up those answers side by side is the simplest way to compare two homes fairly, whether you're buying in Bay Minette, elsewhere in Baldwin County, or across the state line in Northwest Florida.
